    There are stores close by. There are nice neighbors. The clubhouse has many services. The clubhouse is accessible for free and very pretty. The maintenance is quick.

    I don’t have too much interest in meeting new people, so I won’t comment on the community too much. But people seem to be nice and neighbors are good. I am on the top floor, so I wouldn’t expect to always hear noises, but I rarely hear people below/around me (really only when people below me open their balcony door). I’ve never had a problem, other than my car being totaled in the hail storm, but that’s life … clearly not Pavilion’s fault. Landscaping could be better, but that’s not really something I care about.

    This is the worst apartment complex I have ever lived in. I stayed above about 25 people in one unit. I started having issues with someone using drugs in the unit and did my part as a tenant and contacted management. No one has done anything about the drug usage or sent any letters notifying residents that this was an issue. I am not sure what kind of drugs they are using but it smells really bad. No one seemed to care.

    I lived here just over a year, and didn’t have any problems till move out. I had a recurring payment set up that charged me for the full month instead of the 7 days I should have been charged for (it auto-corrected when my rent went UP the previous month, but not when it went DOWN the last month). I called their office and they recommend that I cancel the payment and pay in person.
    When I went to pay in person, they told me there was a $50 cancellation fee and a $50 late fee. I refused to pay both, and I eventually got it down to just one $50 fee (which was still unjust). I recently got a letter in the mail saying that I owe a late fee, but it doesn’t say why. Good management skills Pavilion!

    The worst experience of my life. All the people that worked there were very unprofessional. The only one that had any professionalism was the security guard. They are lazy, and you have to do all the leg work

    My experience with the Pavilion was horrible. I lived there a year and the entire time our apartment was infested with bugs. You name a critter with more than four legs and it lived in our apartment. My roommate’s bathroom ceiling caved in about two months after move in and was never replaced despite repeated calls to maintenance. Her toilet only worked about half the time and would over flow at random.

    But the worst experience was at check out. They told us that everything appeared good and took both our checks for final rent. Then about six weeks later we received a bill from a collections company for $92. They said we were late on our last month’s rent and that we owed $42 to the water company. One bill from the water and sewer company was forwarded to us and paid. Why wouldn’t the final bill forwarded as well?

    I requested actual documentation, since the invoice they sent did not specify the charges. It simply stated “misc fees.” I refused to pay the charges due to the lack of documentation, plus the whole thing seemed bogus.

    A year later I went to buy a car and the $92 showed up on a credit report, so I disputed it. Suddenly documentation has appeared in my mail box, exactly a year after I requested and only upon the credit company calling about my dispute. I still believe the charges are made up and a scam to get more money out of residents who are smart enough to leave.

    Do not move here. The apartments are very overpriced. The kitchen and bathrooms are half the size they would be in any other apartment complex. Nothing is worth what they’re trying to charge you for this place. The real dealbreaker is the cheap, drafty windows. You can hear everything from a breeze to a car door slamming outside. Obnoxious neighbors would stand in the parking lot laughing all night. I never got a good night’s sleep while I lived here.

    Don’t move here. Management sucks. You have to call them out 3-4 times to fix the same issue they never fixed but rigged. These apts. are very outdated with horrible windows and glass sliding door that let in more air when closed than open.

    If your neighbor above you or under you smoke, count on your apt. smelling like smoke as well. The pathways are poorly maintained as well as the parking lot during inclement weather(snow). Any time you have an issue and notify management the have an attitude.

    Overall, don’t waster your money. Consider other options before moving here.

    Bad and non responsive management with an attitude that they have done you a favor by letting you live within their community. The maintenance is non-existent and you can’t even get the cable or internet of your choice because they only allow At&T (as “We can not allow others to make alterations in our buildings”), which means you will be stuck with a DSL depending upon the apartment you get. The language and tone of the administrative office is authoritive and no matter how many times you request for maintenance, they are always busy taking care of “Other important tickets”. My patio door screen cannot be fixed because in this summer weather all AC complaints will be dealt with first. The grass is unkempt and there is litter (Cigarette butts) everywhere,

      I apologize that you feel we have neglected your maintenance repairs. We received the maintenance request for your screen door on May 19th and maintenance replaced the screen on May 21st. We have no other open maintenance requests. The lawn is serviced weekly. It was cut last week and will be cut again on Wednesday or Thursday. Maggie will be contacting you to follow up on any missed maintenance issues as it is always our top priority to make sure our residents are happy in their apartment homes. Thank you for bringing this to our attention.

    Management is unorganized and not very friendly. Maintenance is alright, my apartment is falling apart… Bathroom tiles falling down/ needs a deep cleaning treatment before residents move in. The office has lost my check and online payments have been just as terrible. They had send late fees after I turned it in and discussed the misplaced check with them, they then sent another late fee. Only able to get out of one of them.

    DON’T MOVE HERE!! If I could give a zero for an overall rating of friendliness, I would in a heart beat! The front office is very rude and contradicting. On the phone you will get one answer but when you go to the office to speak with someone they will say something else. WATCH YOUR MONTHLY BILL! If you don’t read your bill monthly they will slip extra charges in there.

    Make sure you are home when the maintenance crew comes! I came home when I first moved in while they were still here and they had moved my chair ON TOP OF MY LAPTOP!!! Not beside it but yes, ON TOP of it! Also when it snows, they don’t wear boot covers, they like to make your floors nice and wet all throughout your bedroom. (Lovely Right?!) Some of the maintenance men have strong profanity and leave their finished cigarettes all over the place outside.

    That sparkly pool that you see advertised, the one across from the office is currently a health hazard! I’ve called both the Pavillion office and the county health department and still nothing has been done about it.

    Overall, save your time, money, patients, etc. and find someplace else. YOU DESERVE BETTER THAN THE PAVILLION!!

    Still live in the Pavilion Apartments and still feeling down about it. My situation regarding my dog has become even more heartbreaking, now that there are 3-4 dogs in an apartment beneath me, 1 across from me, and a few further down on the bottom floor. Grant it I love the dogs, they are not my problem even though some of them I know are breed restricted, but that is not the main problem. Bldg. 7 has now become a front area of dog poop. There is dog poop all over the grassy area around that building, there is even some on the walkway where someone has stepped in it and tracked it across. The whole outside area smells like poop when you leave your apartment to go to your car or empty your trash. No one cares at all about all the dog waste around that building. You know it’s bad when you can’t smell the outdoors from the smell of dog waste. It has gotten really really bad and yet not one pet owner has been targeted, spoken to, checked out etc. Building 7 needs someone from the thorough office management to investigate and do something about the dog waste and horrible smell around building 7. I was forced to be a responsible pet owner, and then forced to give up my pet. My pet never barked, never pooped in areas without my family cleaning it up, never barked or growled when people walked by, yet this is the experience daily with all the dogs in building 7. Just asking management to pay attention to this issue as they paid so much attention to my dog.

I walked your breezeway today as well and everything is currently picked up and tidy. We will continue to check your building regularly to make sure there is no waste being tracked in. Regarding other pets on property that are against policy; we will address any and all concerns regarding lease violations and unauthorized pets on property. We value your residency and thank you for taking the time to share your concerns. Please feel free to call the office with maintenance and building cleanliness issues in the future.

    When I first moved in I was given a bottom floor unit across the street from the office. After moving a few things in I noticed roaches. Not just a few but so many had taken over my bag of food that I screamed bloody murder. It was awful! I saw two dead roaches when i moved in and asked was their a roach issue. I was told it wasn’t and they spray each month so those were just some that got caught. I realize now where there’s 2 there are 3 and so on. The roach problem in hindsight is an infestation not just a small problem. They gave me another unit after I spoke to a lawyer.

    I paid monthly on time until the military/government stopped paying our checks when they did budget reviews. I explained since I was active duty I’d get back paid but couldn’t pay until then. They didn’t care and said I’d be sent for eviction to their lawyer and have to pay those fees anyhow like everyone else.

    They are great and spunky when you move in but it seems not willing to help when you call about smelling drugs or noise complaints later on.

    The apartments themselves are pretty nice and well priced but not worth the bad atmosphere.

As mentioned, we have weekly pest control and any and all issues are addressed immediately when brought to attention. In addition, when policy violation issues such as the ones you mentioned are brought to our attention, they are addressed with notices and we also work with the Maryland Heights Police.
